It is important to note that Water damage and Flood damage are often thought of as being the same thing, and that a roof leak that causes water damage is insured under the same peril that of “Accidental Discharge or Overflow of Water or Steam”. Water is not just water in the property damage insurance claims industry. You can experience water damage from several types of occurrences. The bottom line is…that it all depends on how the water got there. That’s Right!

A roof leak from a wind-driven rain event such as a Nor’easter, requires certain policy types that will cover the issuing water damage to the interior of the building and or personal property. Storm damage, and or an ice dam roof leak that have no openings caused by the wind force are not necessarily considered an insurable loss with some policies. Not all policies will cover “Ice Dam roof leaks” and wind driven rain, unless certain policy conditions are met. That’s right! Water Damage Scenarios that can happen to a property:

The above examples are not covered or considered an insurable loss in certain homeowner insurance policies. Just because you have a “Homeowners Insurance Policy” does not mean that you have coverage for these types of incidents. Call Us Now…

Flood water- is a different animal all together. Flood is unique and specific to having the (NFIP) National Flood Insurance Program – Standard Flood Insurance Policy Dwelling Form. Or having a Private Flood Insurance Company’s “Private Flood Policy”.  You also may have a Flood Coverage Endorsement added to your Homeowners policy…that is if your insurance company offers this endorsement and you pay an extra premium for the flood endorsement. If yes, then you would have Flood Coverage.  You need to verify this with your agent or agency. Our opinion is that the Private Flood Insurance Policies are much better than the Government SFIP Flood Polices that are very limited and restrict coverage in many instances and their limits of coverage are ridiculous.

Our opinion would be to seek out a “Private Flood Carrier” and inquire about their Private Flood Insurance Policy and not the NFIP SFIP. You can get so much more with a Private Flood Policy, and it can be designed to what you need instead of…. this is all you get, take it or leave it government policy.  Private Flood Polices are so much better and it doesn’t even come close. Ask your agent about the NFIP Standard Flood Insurance Policy Dwelling Form vs. a Private Flood Policy that offers much higher limits, replacement cost and not actual cash value on personal property, Additional living expense when displaced by flood, contents and finished building materials in a basement, replacement cost on personal property and so much more. Again, better coverage, and higher limits than the SFIP government policy.  

Typically, most homeowner insurance policies specifically exclude flood water, surface water, water that backs up through sewer drains. A ‘Sump Pump’ that overflows from a sump pump pit is not considered to be part of the plumbing system and requires a policy endorsement in order to provide this type of coverage. A sump pump endorsement or a Sewer Backup endorsement often have stated limits of coverage and can be subject to their own deductible.  So once again, we would need to review your specific policy. Just remember, that it is critical when speaking with anyone in the insurance industry that you use the correct terminology, keyword phrases and descriptions. For Example: If a water heater leaked and caused damage by spreading and running into other rooms on that level, you would never say that you had a flood. My water heater flooded out of my home. This is totally the wrong verbiage to use.
